Hogan Companies Providing Workout Services to Lenders

Hogan Companies, a land brokerage, consulting, investment and development firm based in Annapolis, Maryland, has been increasingly in demand by national, regional and local lenders in the Mid-Atlantic region to assist in the workout and disposition of troubled assets and notes. Once the real estate market hit its peak in 2007 and values began to tumble, Hogan Companies team members began to cultivate relationships with lenders which positioned the company to transition into servicing distressed loans and REO properties while the traditional sales market continues to reset.

While Hogan Companies’ brokerage portfolio has been filling up with REO properties it is marketing for sale, they have also been working on behalf of several lenders as consultants, working in a variety of roles to manage development, create workout strategies, value single assets and portfolios, as well as market and sell distressed notes. Hogan Companies’ development expertise and broad network of prospective purchasers has resulted in creative solutions for lenders as well as borrowers, completing mutually beneficial transactions that have resulted in the repositioning of the assets, three party transactions to avoid bank foreclosure, and long term strategies to protect asset value.

President and CEO, Lawrence J. Hogan, Jr. says that “many lenders have turned to us for assistance with their problem land assets, and in many cases, they are unclear as to the current status, real liquidation value and best course of action. Banks value the Hogan Companies’ ability to bring development and brokerage experience together to yield the highest price possible in today’s market.”

Hogan Companies’ current lender clients include Wells Fargo/Wachovia Bank, PNC Bank, BB&T Bank, Citizens Bank, Charter One Bank, BankAnnapolis, Carrollton Bank, Acacia Federal Savings Bank, Bank Midwest among many others. Recent engagements have included the marketing and sale of River Marsh at the Hyatt Regency Resort, a residential waterfront golf course community in Cambridge, the marketing and sale of four approved and partially finished residential subdivisions in Prince George’s and Anne Arundel County, managing and preserving the entitlements of a 1,300 lot planned community in Prince George’s County, evaluating bonding and development status of a partially finished subdivision, asset valuation throughout the State, the marketing and sale of 50 acres of agricultural land on the Eastern Shore of Maryland.
